At first glance, the vacant, two-story masonry and concrete building on the corner of 20th and Illinois streets in San Francisco’s Dogpatch neighborhood doesn’t seem particularly remarkable. However, its recent sale, finalized on Wednesday, has attracted attention due to the buyer: Golden State Warriors star Stephen Curry.
The property at 600 20th St., located within walking distance of the Warriors’ Chase Center, was sold for $8.5 million—almost six times its 2021 sale price. Touchstone Commercial Real Estate Partners brokered the deal but declined to comment.
The property, originally proposed for redevelopment into a five-story mixed-use building, will now serve as the new headquarters for Thirty Ink, Stephen Curry’s off-court business enterprise. A spokesperson for the company stated that it intends to relocate from its current Howard Street location in the SoMa neighborhood. The choice of “Thirty” in the company’s name aligns with Curry’s jersey number.
Thirty Ink’s office manages Curry’s eight businesses and 13 entities, focusing on various endeavors encompassing athlete management, brand development, fitness, lifestyle, impact initiatives, media, philanthropy, and technology, all with a shared mission to “Elevate the Under,” as stated in a communication with the Chronicle.
The representative from Thirty Ink expressed hopes that the company’s move to Dogpatch, historically an industrial area of the city, will contribute to the neighborhood’s revitalization. They aim to play a role in redeveloping the underutilized space into market-rate accommodations.
Situated across from the historic Bethlehem Steel building, where luxury furniture store Restoration Hardware opened in 2022, the property also sits adjacent to the Pier 70 redevelopment project at the central waterfront. This project involves rehabilitating historic buildings, adding over 1,100 homes, retail spaces, and new neighborhood amenities.
Pending approval, permits to demolish the existing building at 600 20th St. are underway, according to Dan Sider, the San Francisco Planning Department’s chief of staff. The proposed project received approval from the Planning Commission in April, but additional approvals are necessary to proceed with the development, as confirmed by the Thirty Ink representative.
Documents filed with the department outline plans for the new building, spanning approximately 25,000 square feet. It will include 2,680 square feet of lab space, close to 9,000 square feet of office space, around 3,300 square feet for arts activities, and a single three-bedroom unit on the fifth floor. Additionally, a roof deck and green roof space are part of the design.
Curry’s acquisition of the Dogpatch property follows his purchase, alongside his wife Ayesha, of a downtown San Francisco condo in 2020. They acquired a 2,800-square-foot unit on the 30th floor of the Four Seasons Residences for $8 million. Additionally, the Currys own a $31 million home in Atherton since 2019 and purchased a mansion in Florida for $2 million in 2022.
